Do you support the Official Plan as adopted? If not, what specifically would you seek to change?
I am in support of the new Official plan however would like it to be implemented responsibly and backed by data and constant checks.

Where in your ward do you believe higher density belongs — and where doesn't it?
Ward 1 is very unique in terms of populations as Ward1 has all elements of a great city in itself including the Urban, Rural, Industrial and Commercial Area. the current dense population is towards Between south of Main Street and West of Bronte and Rural areas are the one with lighter density.

When a development application conflicts with community opposition but complies with the Official Plan, how do you decide?
When a development application conflicts with community opposition but complies with the Official Plan, planning authorities and councils typically prioritize compliance with the Official Plan and provincial policy over public opinion. The Official Plan is a legally binding document that underwent its own public consultation process, applications that align with it carry a strong presumption of approval. However that being said, the consultation with the community and the land use implementation should start early in the process to understand the impact on the community and how it can impact the long-term development. i also believe that there is always a mitigation factor for which should be brought in discussions to bridge any gaps that may have raised due to this application.

Milton is hitting its housing targets. Is that the right target, too low, or too fast?
Yes, Milton is constantly hitting its provincially mandated housing target however the targets are low, high or right depends on who the stakeholder here is. As noticed in the previous years the housing shortage created unprecedented price war, and the houses became unaffordable to many including the first-time home buyers. This further created rental shortage as more people were staying with their Parents, families, or renting. the housing, no matter what phase they grow by should always be affordable for all. on the other hand, we noticed that infrastructure is not keeping up pace with the new housing development and local resources including roads, transit, schools, shopping areas and family spaces are now overburdened and needs support.

What is one concrete action council can take to improve attainability for first-time buyers and renters, not just supply volume?
There are many ways the council can improve attainability for 1st time buyers. the ese 1st time buyers could be given cash incentives or in-kind incentives. Several individual municipalities and regions in Ontario offer down payment assistance programs, usually structured as 20-year forgivable loans for low-to-moderate-income renters. Other programs like reserving a portion of the development project can be made to accommodate renters or to help 1st time buyers.

Should Milton use tools like inclusionary zoning, pre-zoning around transit, or reduced parking minimums? Which, and where?
Yes, Milton should utilize all three tools, but they must be applied selectively and in different areas based on the town's current transit capacity and growth realities.
It can be implemented in 1. Pre-Zoning Around Transit should be the highest priority. A high density residential, commercial growth area should be planned next to a. The Current Milton GO Transit Station on Main Street/Drew Centre b. The Future Milton Trafalgar Station proposed at Derry/Trafalgar 2. Reduced Parking Minimums which are Currently Implemented. It can be implemented in a. The current Urban High-Density Area b. Additional residential Units/ secondary Units/Basement Units.

What, specifically, can a Milton council member do to advance all-day two-way GO service beyond passing motions?
Action speaks louder than words. the passing of a motion doesn't mean anything unless an action is taken on that which means, Milton council member can leverage local infrastructure, zoning powers, regional partnerships, and localized transit coordination to make Milton "rail-ready" and increase pressure on higher levels of government. further 1. The local Station can be upgraded with latest and updated infrastructure and make it expansion ready. 2. Lobby Federal Government to get more funding 3. Create a 5-year plan and invest heavily into it to make it a transit Hub connecting multi cities. 4. Connect more ridership to Go Transit by developing the infrastructure and making it a transit Hub

Would you support increasing Milton Transit's budget and service hours, and how would you pay for it?
Yes, I support increasing Milton Transit's budget however that should be Data-Driven. the focus should be on more ridership and how that can be achieved, increasing efficiency and growing the transit base accordingly. the program can be paid by bringing in Business Sponsorships, more advertisement volume, connecting transit to other nearby cities for more ridership and business. offering incentives to make transit more rider friendly.

What is the single worst traffic pinch point in your ward, and what is your fix?
the single worst traffic pinch point in my Ward is Bronte south of Steeles up to Derry. the best way would be to at east double the lanes for an easy move of traffic. with high density development proposed in that area, this road needs an urgent attention.

Growth-related revenue is shrinking. Rank your preference: higher property taxes, more debt, deferred projects, or reduced service levels — and defend it.
I would rank my preferences as below: - Defer Capital Projects: - Higher Property Taxes: - Service Levels - More Debts All the above are intertwined, deferring a Capital project will sure stop future spending on the project however will create a risk of stalled growth thus now relying on the property tax only which again is a stable form of income for the city however with time the taxes will go up as there are no new project that could bring in more revenue to keep taxes affordable. if lower taxes are kept, the services over time will be affected which will further create a debt trap. Debts should only be for projects that can generate more income or should be for investments. the debts if used for running the city only will further affect the city's ratings and increasing future borrowing costs thus further pushing the city into a difficult financial roadblock.

What tax increase range do you consider acceptable for 2027, and what would justify exceeding it?
I would consider tax increase that can beat the inflation in 2027. Milton had seen a time of zero tax increase thus later seeing a jumbo tax increase of approx. 37% over 3 years. a modest tax increase is always suggested and advised being increased.

Name one Town expenditure you would cut, or one you would add.
Milton is growing town and needs most services that can attract new residents and business. I would in fact like town to implement Artificial Intelligence in the areas or division where we see repetition of work which also requires minimal human interference. this may further help the town with improved efficiency and lower cost.

Healthcare and schools are not municipal responsibilities, but residents feel the gaps locally. What is your advocacy plan, and how will residents measure whether it worked?
my Plan would be as follows 1. Form Action-Oriented Coalitions like creating a Joint Task Force and reinforcing and partner with bodies like Municipal Association of Ontario for collectively structure Funding 2. We can offer incentives to Medical Practitioners to open their practice locally 3. We can also reserve sites for School in advance or land-banking education sites before even a new subdivision is planned. 4. we need evidence-based Business Cases to ask for more services - for e.g. We still have Temporary portable Classroom outside many Schools in Milton from over decades which shows lack of proper planning and action.

No answer to this question.
What recreation or community facility gap would you prioritise next, and where?
No answer to this question.
How should council balance aggregate and quarry operations against groundwater and community concerns?
I strongly believe that balancing aggregate operations against quarry involves leveraging municipal and regional opposition while also having a strict provincial oversight on the matter. A rigorous environmental and technical reviews should also be done along with taking the citizen groups in the confidence.

What is your commitment to rural Milton on roads, internet, and service equity?
the road and internet are a again a long-time demand that needs attention. i am in favor that rural areas should have proper roads, and internet and other services. while some decisions are purely commercial by the service providers, I promise that i would be working on with the locals and the service providers to come up with a solution that can benefit all.

No answer to this question.
Would you use, or support the use of, strong mayor powers? Under what circumstances?
No answer to this question.
What is one specific change you would make to how council engages residents between elections?
I strongly believe in partnership between the council and residents. More citizen panels and committees should be encouraged so citizens can feel they are part of the process and not mere a voting number.
